Terms and conditions
The basis on which we provide this website, our estimates and our building work.

Using this website
The content on this site is provided for general information about our services. It is not a survey, a design, or professional advice on your specific property, and it should not be relied on as such. Descriptions of construction methods, materials and planning routes are general guidance; what applies to your property is confirmed after a survey.
We take care to keep the site accurate and available, but we do not guarantee it will be uninterrupted or free of errors. All text, images, logos and design on this site belong to us or our licensors and may not be copied or reused without permission.
Photography on the site represents the type and standard of work we deliver. Where an image is illustrative rather than a photograph of a specific completed project, it is used to show the character of the work and not as a record of that job.
Enquiries and estimates
Sending an enquiry does not create a contract between us. We respond during working hours, Mon–Fri, 8am–5pm, and where a project looks like a fit we arrange a survey and issue a written estimate.
Estimates are based on the scope, drawings and information available at the time, and on what we can see at survey. They are itemised so you can see what is and is not included. Unless stated otherwise, an estimate excludes anything that could not reasonably be known before opening up the structure, for example unrecorded drainage, unforeseen ground conditions or hidden defects, and any statutory fees. Estimates are valid for the period stated on them; material prices can move.
Contracts for work
Work proceeds on a written scope agreed with you, together with a payment schedule and a programme for your specific project. Variations, changes you ask for, or work that becomes necessary once opened up, are agreed in writing before they are carried out, including their effect on price and programme.
Programmes assume reasonable access to the property and timely decisions on selections. Delays caused by planning or building control decisions, party wall matters, weather, material lead times or third parties are outside our control and may move completion dates.
Where specialist trades are involved, electrical work is carried out by NICEIC or NAPIT registered subcontractors and gas work by Gas Safe registered engineers, and those trades issue their own certification for their work. Design and structural work is carried out by our principals, who are members of the Chartered Association of Building Engineers and follow its codes of practice.
Payment
Payments are due on the dates set out in the agreed schedule, normally against stages of completed work. Title in materials passes to you on payment. Where an account is overdue, we may suspend work until it is brought up to date.
Liability and complaints
Nothing in these terms limits liability where it cannot lawfully be limited, including for death or personal injury caused by negligence. Otherwise our liability is limited to the value of the contract for the work concerned, and we are not liable for indirect or consequential loss.
If something is not right, tell us as soon as you can and we will look at it. Raising it early, while we are still on site, is almost always the quickest route to putting it right. These terms are governed by the law of England and Wales.
