Crayford sits between our Sidcup office at Onega House, 112 Main Road, DA14 6NE and Dartford, so it is straightforward territory for us. Surveys and site visits are arranged Monday to Friday, 8am to 5pm.

The housing is a mix of Victorian and Edwardian terraces, inter-war semis and post-war housing, much of it on modest plots. That matters, because on a smaller plot a large extension takes garden you cannot get back, and often the better return comes from reconfiguring the space that already exists.

Older Crayford properties also sit on ground that has seen a lot of change: the Cray valley, historic industry and infill development all mean made ground and unrecorded drain runs turn up more often than average. Foundation design and drainage are survey items here rather than assumptions.

The work we are asked for most is structural openings and knock-throughs to open up narrow ground floors, modest rear extensions, loft conversions for an extra bedroom, kitchen and bathroom replacement, and full refurbishment of houses bought to do up.

Crayford's terraces and semis often benefit more from opening up the existing ground floor than from a large extension. We will tell you which gives the better return before you spend on drawings.
